LOCATION

The ranch entrance is located a little over 4 miles east southeast of Pearsall with access (and 4 existing entrances) off of CR 3000 (6,400’ of frontage), a paved county road. Drive time from San Antonio is 1 hour; from Austin is 2.5 hours and Houston is less than 4 hours.

TOPOGRAPHY, RANGELAND & HABITAT

The red dirt sandy loam soils on the ranch provide the foundation necessary to produce high-quality forage and browse for wildlife and livestock alike.

The ranch has rolling topography with elevations ranging from about 580’ to 712’ which is significant for the area. Bull mesquites and live oaks are found in areas of the ranch. The ranch exhibits areas of heavy brush, areas of more open (almost motted) brush and some areas of more open pasture.

WILDLIFE

Wildlife populations include native white-tailed deer, northern bobwhite quail, Rio Grande turkey, dove and migratory waterfowl for excellent and diverse hunting opportunities. The ranch has not been hunted in many years and wildlife is abundant.

White-tailed deer are very numerous. The ranch has not been hunted in recent years and the age classes appear to be in great shape with some very nice and mature bucks seen on our visits to the ranch.

Dove hunting in this area is well revered due to the agriculture in the immediate area.

The sandy “red dirt” soils create an excellent habitat for northern bobwhite quail; the ranch’s more open or motted area provides opportunity to hunt the birds with pointers! Numerous coveys of quail were seen on our visits to the ranch.

Plenty of turkeys were seen as well and the Pearsall area is known for having good numbers of the birds.

AGRICULTURE

The owner has been using the ranch as part of their cow-calf operations recently. There are several cross-fenced pastures, a set of pens and distributed water.

Portions of the ranch have been used for growing coastal hay in the past.

IMPROVEMENTS

The ranch is modestly improved with a small manager’s house, mostly five-strand fencing with much of it new (there is a small portion high fenced along a farming neighbor), cross fencing, cattle working pens, an equipment barn (in need of some roof repair) and a few other outbuildings.

WATER

The ranch’s location over the Carrizo Wilcox (major) and Queen City (minor) aquifers provides groundwater access. With the groundwater availability, a future owner of La Mojosa might consider putting in a pivot(s) to enhance the ranch from either a recreational or production standpoint.

The ranch has three water wells that are currently operational and being used. All three are electric.

The southeastern well is a Carrizo Wilcox irrigation well that we understand has a 25-horsepower pump. This well and its valve manifolds provide water via 8” irrigation pipe to three dirt tanks utilized by livestock and wildlife on that portion of the ranch.

The other two wells provide trough water for livestock/wildlife as well as water to the house. These two wells have a looped distribution system to provide redundancy in case of emergency.

ELECTRICITY

Power is available throughout much of the ranch.

MINERALS

This offering includes surface rights only. The minerals have been leased, but there is no drilling activity or production on the ranch at this time. The surface owner benefits from an associated Surface Use Agreement (SUA), which controls access and provides for economic benefit should the minerals be developed through surface damages and water sales. A new Carrizo well will be drilled if a drill site is used for fracking water, which will be sold to the driller by the surface owner. The new water well will become the property of the surface owner when development of the drill sites is complete.

EASEMENTS

There are a couple of pipeline easements that cross the ranch.

TAXES

The open space of the property benefits from 1D1 Agricultural use tax valuation.

AREA ATTRACTIONS

Frio County is a favored area and destination for hunters and producers alike. It is home the well known Los Cazadores Deer Contest in Pearsall. Pearsall also offers well-stocked grocery stores, farm and ranch supply houses and feed stores.
