The Buggy Wheel Ranch is 22 miles west of Flagstaff and eight miles east of Williams. Access from I-40 is from the Pittman Valley Road Exit (Exit #171) and by taking paved Buggy Wheel Ranch Road (County Road #74) one mile to the property. The ranch's 446.8 acres borders Kaibab National Forest on three sides. Topography is level to gently rolling being in Pitman Valley with elevations of 6,926' to 6,995'. Vegetation consists of open meadow grassland with intermixed ponderosa pine.

Improvements include the main cabin: a two story log cabin that is 3,900 s.f. with 1,600 s.f. of covered porches and attached 728 s.f. two car garage all covered with a metal roof. The home has four bedrooms and 3.5 bathrooms, fireplaces on both levels. There is a 224 s.f. storage and well house building nearby the main cabin.

The Caretake's Home: 1,080 s.f. with 576 s.f. covered porch. The home is log constructed with a metal roof and has four bedrooms and two bathrooms.

The Hunting Cabin: Built around an older trailer, addition is wood frame construction with wood floor, one bedroom and one bathroom.

Barn & Corrals: 1,760 s.f. pipe pole construction and metal roof, two 40' shipping containers are on each side, one container was formerly a bunkhouse with a kitchen and bathroom. Corrals are log fencing on railroad ties, has a set of scales.

The Buggy Wheel Ranch's 446.8 acres is one of the largest private land parcels left in the Flagstaff-Williams region.
