Oak Creek Ranch

The Oak Creek Ranch is located in Comanche and Hamilton Counties 7 miles southeast of Gustine, Texas. The property consists of 791+/- acres separated by FM Hwy. 1702. 470+/- acres are located on the west side of FM 1702 with 320+/- acres south and east of FM 1702. Several access points off the highway are available into the ranch. There is a main entrance to the nice ranch house located off the primary highway.

The topography on the ranch varies greatly depending on your location on the property. The western portion of the ranch has a high ridgeline with views for miles back to the west. Kleingrass and Coastal Bermuda pastures are scattered throughout the property. The western and central portion of the ranch has great wooded areas with large Oak trees scattered over the hills. These areas provide great cover for all the various wildlife. As you get to the southeastern portion of the ranch, there is very little tree cover but improved pastures make this a prime area for your cattle operation. You will still see deer and hogs passing through the area.

LOCATION

Oak Creek Ranch is centrally located 20 miles southeast of Comanche, Texas. F.M. 1702 runs through the ranch splitting the property down the middle. The small town of Gustine, Texas is only a few miles north of the property. The Dallas Ft. Worth Metroplex is a short 2-hour drive from the ranch.

The ranch is improved with an updated 2 bedroom/2 bath ranch house. The house was built in the 80’s and has a rock finish on the exterior. This house was utilized by the owner when there on weekends.
