You will be amazed at the superior level of attention given to each and every choice and decision. The care that was taken to assure the best in quality workmanship is strikingly evident. This unique cabin is two levels, with tremendous ceiling heights and windows that are triple volume in the living room & back. The living area features a fabulous, true rock fireplace that rises up through the entire tri-level ceiling. The first floor is all about the living area, the owner's suite, and its amazing kitchen, which has all the best of Bosch equipment with custom cabinetry that has all of the extra features one could desire. An elegant half bath is nearby, and beyond, a full laundry and folding room. Further down the hall is the owner's suite, which occupies nearly half of the main floor. It is in the back. It features a large closet & an exceptional tub & shower room behind glass doors that fully seal. It has extensive features & fixtures & beautiful tile effects inside. Gorgeous artistic sinks are set in soapstone counters. Most impressive is the bedroom with its very large windows that look out to the mountains to the north. It is set privately to the back. It is larger than the living area & features a matching fireplace. It is all quite amazing really. Doors open out from there to a deck that wraps the entire home to the entry porch in the front. Stairs rise up from near the entry inside, to the second story that is lofted to look over into the living area and to the view the mountains to the south. The 2nd floor is fully open, except for the bathroom, with clear views from front to back, double volume ceilings & perfect overhead lighting. This room could be divided into separated rooms. The sellers preferred an open area for family to share. Special couches, chairs, and loungers are provided which convert to bedding. Actually 95% of all the existing furniture, including these items, are included in the sale. The bathroom shower in the loft area is special. It represents the mountains & the waterfall. Circular stairs lead to a mini loft that's above it all. The walls throughout the home are beautiful. The logs are solid square pine. The floors are hickory plank. A huge additional bonus feature is ''The TOWER'' which is a separate 3-story building adding another 935+SqFt. Stairs lead up to a room on each level to the top. It is plumbed in for a kitchen use and a bathroom. It is it is also roughly wired for electricity. A proposal is on file for a complete HVAC system. Most of the drywall is in. Otherwise, the interior remains for a buyer to finish in accordance with their intended use. The 3-CAR GARAGE on concrete slab sits at the end of the driveway. RIVER frontage: The property owns all the way down to the river on the other side of the road where there is a strip of river land to be enjoyed. It is over ½ mi long, & 53'-26' wide with some variance. It ends near the public boat launch. NOTE: The pictures tell the many thousands of words I would need to say to express all that is here. But, I am providing a full written description in 2 documents attached in the listing, which will also provide additional details about the land. Videos and a drone presentation will also provided. Ask your signed agent to provide these to you. Or, if you do not have an agent, then please contact our office and we will be happy to assist you in every way.

100 acres in Hancock County
$650,000
91.5 Acres
Sneedville, Tennessee, 37869
LOOKING FOR 100 ACRES? Well, this one is a tad smaller but feels like more, and is likely the most exciting 91.5 acres you'll ever find. Located in the especially beautiful valley of Mulberry Gap, it is set conveniently between the little town of Sneedville, and the larger town of Tazewell. This older farm land is still intact with beautiful fields, amazing vistas, and, the original old barns and out buildings are still standing. Oh they do need attention, but they are quaint and still usable. A most magnificent broad and winding creek runs throughout the property and right there in the area where the old buildings stand. It is constantly running and rambling through and between the fields and beautiful woods. A stream coming out from the spring up in the mountain leads to the creek. Among the buildings is what remains of an original concrete block home from the 50's. You can see by its elevation that it was once a lovely & substantial building. It will take talent and love to bring it back, but it might be possible. The exterior seems to be solid enough, but inside there was a collapse of the ceiling from a fallen tree which happen at a time when it was not occupied or noticed. I do not dare yet to go inside and neither should you. It is not safe. However, you may be able to peek through the windows and from the concrete porch to see what potential this home may still offer. Aside from this building, the owners built a nice-sized building just above the creek. From there you will enjoy the creek and great views of the fields and your hills and the mountain beyond. This building is a simple structure, but very comfortable, with a large great-room, a small side room and a storage area. It is truly a very pleasant place with electricity. Adding free-standing heat sources, offers a delightful place to shelter while you go about conforming the property to your liking. Whether you add to the building, restore the old block house, or build your own wonderful magnificent home, you'll find you have complete privacy in this property. Additionally, there are many fabulous options for additional housing, and all your plans. The property is well suited to raising livestock, having horses, planting gardens, hiking, hunting, long range target shooting, and about any other purpose you might have in mind. Near the spring, 150 years ago, there was a mill that made flour to serve neighboring families. The mountain to the south on the back side of the property beyond the fields is forested and oh, so beautiful in every season. The farms on the hills and mountains within your view to the north are a patchwork of peaceable times, and a reminder too of the struggles from the past in the price that was paid with the heart and soul of the families that labored to create them. I mention this because the whole area, for miles along the valley still remains much as it was 150 years ago, when families settled the area and lived on their farms. This property is centered in a beautiful environment so rare now to find. On the northwest corner of the land you will see a trailer. It is on the property but not visible from anywhere other than the paved road. The trailer itself is privately owned by someone who leases the land to be there. It is however a beautiful, additional home site with a good sized yard that is well kept. For now, it provides a small contribution towards paying the taxes. An existing arrangement with a local farmer may be retained by making your own arrangements for keeping the hay fields with the farmer.

52 ac with log cabin in Hawkins County
$524,800
52 Acres
Eidson, Tennessee, 37731
MANY DESIREABLE FEATURES HERE ARE: Very nice hay fields that run the full width of the property; easy to walk wooded hills & trails that lead to its steep pinnacle on the mountain top; an amazingly large spring pond near a very large deer patch for corn and a great hunting hideaway; the perfect antique cabin; and multiple out buildings, This a most attractive property. I walked it all to find its attributes and you can too. Each element of the property is full to its purpose and ample in its size. A lifetime of working to make it complete is evident. It has been generally well maintained. THE CABIN was first established as a small building during the 1890s. The original house was built in the mid 1950's. Its construction was of solid, old logs with a tin roof, as was customary in those days. That roof still holds! Mostly in 1989 thru the 1990's, the current owners worked to restore the home, and added to its current size and condition. Wisely, they retained its old-world character while creating ample usable spaces. The yard is charming. Much of the flavor of the artistic, simple way it was done still remains. A large chicken coup, a goat barn, and a shed line the edges of the yard. They are old but likely usable, and they add to the character of the property. Conveniently they are close by from the cabin making it easy to care for your birds and animals. Further additions were added in the 1970's. Its floor plan is unique. THE LAND: The land and fields are expansive. You might note that the large field that is along Parker Rd to the left, as you turn in off from Pumpkin Valley Rd is part of the property. This area and all of the rest of the land in the back is suitable to many uses: for growing hay and gardens; for horses, cattle or other livestock; for hunting & shooting ranges; for building additional housing units with good separation between them (either on the gentle hills, at the edges of the woods, or higher up, maybe even at the top of the mountain). There is not restriction against running a business. Electric lines are already run to an existing shop at the first landing along the driveway by the building, and to an old trailer below it near the fields. THE WOODS are deep. They rise up gently for a very long distance along ridge lines with hollers in between. The last 200 ft are steep, but still attainable by foot to the very top of the mountain. It is worth getting to, as the whole top is quite level and considerably wide. THE POND is out towards the east end of the fields. It is a big, beautiful, clear, spring-fed pond that's hidden at the bottom, tucked between the woods and the fields. It is near the hunting shack and corn patch. The property continues on, beyond this area. A Local lender familiar with rural lending for farms and land is highly suggested. The larger value is in the land so a typical ''house'' loans, typically provided, or FHA, VA, and internet lenders are not ideal. Ask you agent to give you the additional information that is stored in the document section of MLS. These visuals provide a more complete understanding of the property. Your agent will need to arrange an appointment through our office and accompany you for showing. Feel free to contact our office if you do not have your own agent. Drive-By's are not permitted.

Tranquil 92 acres in Thorn Hill
$533,000
92 Acres
Thorn Hill, Tennessee, 37881
The 92 ACRES this home is on is exceptional property and constitutes the greater part of the value. THE HOME is very nice and delivers a spacious, modest, feeling for easy living, with enough of everything that is needed. The 2100 sq.ft 4bd/2bth home has a good floor plan. The living room, family room, kitchen, & dining room are all separated, but flow easily together with wide openings. You'll see by the pictures how this is. The living & family rooms cover the whole width of the home, more or less in its center. The floor plan is split. The main bdrm and its bath, with a garden tub area & separate shower, are large and take up one end of the house. The other bedrooms and a full-sized bath with a tub/shower are on the other end. Entry is through a large, covered front porch. Another covered, screened porch is very private at the back. This is an older home in good condition that is set on a concrete block foundation over a crawl space. It is served by a well, electricity, and propane gas. Personal touches can be added over time. The central air conditioning & the refrigerator/freezer are both nearly new, and there is a nice washer & dryer in the laundry room. The property is furnished. Most everything in the home will stay. THE YARD surrounding the homestead is long and wide. It is fairly level, partially fenced, and has several out buildings, including a big barn-like structure. Tucked away in the woods is an additional older double-wide. Its yard needs tending, but the trailer itself is very decent inside. It shouldn't take much to shape it up for living, but it is without water now and has been used for storage. The house well could be shared, or water might be piped in from a spring. The setting for the whole homestead area is quiet, and very private. Beautiful mountain views could be opened even more to you without giving up its hidden serenity. THE LAND This 92 acres is a great piece of very unique real estate. A driveway leads down from the road at the homestead through the woods that line it on both sides to a massive creek that runs through the property & along the boundary. The creek is truly beautiful. It can be crossed by AWD or 4WD without a bridge. A whole new world is opened driving over the creek across level shoals and up a slightly inclined driveway to a surprising, great big hay field under full sun. It is a grand rotunda of sky over an expansive field. To the back of the field is a tremendous, wooded mountain, perfect for hiking, hunting, & camping. It rises from the creek and from the back of the field to the very top of the ridge. The large field offers room for gardens, livestock and/or horses, or for whatever home you might like to build on the top of the grassy hill. Goats would love mountain areas. Within walking distance up the mountain from the hay field, there is lovely home site. It is an open meadow the woods with a stream that runs down along the side of it. A most amazing feature is where the big creek collides with a rock wall at the bluff that's at the edge on the bottom of the mountain. There, where it is forced to turn off, the creek has formed a large, amazing, natural pool. ...This property provides an opportunity to get quickly settled into your new adventure while enjoying the land in ways that are probably impossible to match. The potential for making it become all that you might design it to be is limitless. If you hope to own a rare-to-find, one-of-a-kind property that meets your immediate needs and provides for the plans you might be dreaming of, you will likely find it here. Just have your agent call us to arrange for a showing. The property and its contents are being sold ''As-Is''. The Buyer is welcome to have inspections under contract terms We will be happy to assist you if you do not have your own agent.

$219,900
1 Acres
Sneedville, Tennessee, 37869
This is a lovely home in a very beautiful setting on a nicely developed, landscaped yard with seasonal flowers, wonderful mature trees and other interesting features. All of the land is usable. The home sits well above the road and is very private with gorgeous mountain views. The property and the home are together a unique creation. Renovations, as they were done through the years, express the newer ideas of the time when they happened. Each change was made in an artistic style that fits uniquely together with what came before. It is interesting and appealing. It has good-sized rooms that were not meant for clutter. Big sliding windows all around the home bring the outside beauty in, without sacrificing privacy. The master bedroom has its own entrance and bathroom--there's a vanity, an open closet, a large tiled walk-in shower, and a stand-alone footed soaking tub. Two additional bedrooms run along the hall to the back and share a large bathroom that also has a tiled shower in similar style to the master and washer & dryer hook-ups. A beautiful leaded door with two side lights opens to a foyer and then to the living room with a nice wood stove. There's a bonus room on the far end. The kitchen is right there too, but in a galley style that hides it away just a little. All doors lead out to roomy decks or concrete walkways. These wrap all around the front, sides and most of the back of the building. Truly this is a delightful property and it's lined by a spring fed creek. There's over 1000 sq.ft inside, the basement (unfinished but has electric), a hot-tub, a 2-car garage, walkways & decks, and a gorgeous gently rolling yard. All of these add much to the enjoyment of the property. Internet is available and there are no restrictions. It has a nice chicken coup, an elevated child's playhouse (needs work), and room for gardens and other pets. A survey will be provided to establish the boundaries. A map approximating where they will be is attached. There's no doubt you'll want to modify or add, maybe even correct some aspects to your own requirements or preferences. Naturally you'll want to pick up from where the owner left off on some of the more minor finishes, to bring it to your own personal specifications. Homes like this one don't often show up. So, if you hope to find a delightful, attractive home in good condition, that really doesn't appear to need any heavy work--one you can probably move right into at a reasonable price like this one, then call your agent. Drive-by's won't show you much, and you can't go on the property without your agent. So, have your agent call us for an appointment. (You may feel free to call us if you don't have an agent of your own and we will help you).

Inside you'll find it's mostly all new. Renovations were redone in a warm, appealing, yet elegant sort of artistic style, uniquely its own. It's great for company, convenience, and dealing with projects that need a tabletop to spread things out on. The space beyond the kitchen is an open living room area. It's about the same size as the big kitchen. Both areas cover the full depth of the home and more than half of the width. Almost everything is new--a full set of appliances, lights, flooring, doors, windows, washer, dryer, and even the drywall separating living area and the two bedrooms & closets that line the right side of the home, The main bedroom and bathroom are towards the back. $125,000
12 Acres
Sneedville, Tennessee, 37869
This property is 12 acres by deed. It is an ideal homestead property with plenty of land that's promising for farming and animals and homesteading. The property slopes up gently from the road to a nice wide, mostly level bench of land that stretches across the whole width of the property. It has good elevation with beautiful long views over other farms and hills to the mountains just beyond. The property is truly suitable for a beautiful new home of whatever style you would like to have in an open sunny setting. This area sits well above the road so that you don't see it. Instead, a very pretty forest that covers the mountain across the way is what you'll see as it changes to a new and wonderful view with every season. The trailer, no longer of any value due to its condition, was lived in for a long time. A septic system is believed to be there but its location is not known. The trailer isn't thought to be livable. However, once removed, it could be the perfect spot for a new home. The old barn that might need a little work is also located on the middle the bench. The property slopes from there through additional fields as it rises up gently to the wood line at the top of the property. The barn, the shed, some barbed wire perimeter and cross-fencing, the electricity and the septic system might all be helpful to you in getting started in your new home. You will need a well. Most everybody that lives here lives far apart and has a well or spring-fed home. That's just two of the wonderful features we love about being home here. Beautiful water from natural underground aquifers is plentiful in NE Tennessee.

Premier Listing
TBD Trents Chapel Rd
$225,000
21.52 Acres
Sneedville, Tennessee, 37869
This is a very desirable 21.52-acre, surveyed property with some very interesting features; and, it can be combined with as many as 3 other adjacent properties adding up to nearly 70 acres, more or less. The access to this particular property (the 21+ acres) is to come in directly from Trent's Chapel Rd. The property rolls gently up, quickly losing any view of the road through ample fields with three ponds. The largest pond, roughly 180 ft up from the road appears to be spring fed but this is not confirmed. A second one was found about 100 ft above it. A trail runs further up and across, more or less to the middle of the property to a fenced area which may have been used as a pen, or perhaps as a garden. This area offers another opportunity for a home or barn, or other preferrable use. A distance across the middle of the property, generally in line with the fenced area is the third pond. This is another choice area for building with a gorgeous view overlooking the fields, hills, and distant mountains. It connects nicely from side to side with the level fenced area, providing an expansive setting for a full-blown homestead. There is room for a home, barn, out-buildings, pens & gardens for farming. It is evident that the fields have been nicely tended through the years. In all, nearly half of the property is in the fields and all the rest is truly beautiful forest. All of the trees are tall and quite majestic with a full canopy above. Moreover, through these woods to the very top of the mountain at 1800 ft, is a very level, cleared oblong area measuring nearly 3 acres of fields. This area is completely surrounded by woods. Truly, it is the perfect setting in full privacy for a home with a nice big yard surrounded by woods. By opening the woods just a little, you will be able to preserve your privacy and choose your favorite mountain view(s). Currently there are two rough-hewn, log cabin-styled, storage buildings which were built by the owner. With a little cleaning up, and insulation (if desired), they could be used for camping or shelters for hunting. You won't be able to see much by driving by, and there's no trespassing allowed, so call your agent to show you the maps and accompany you to see this exceptional property. Of course, we will be happy to assist you if you do not have your own signed agent. IMPORTANT NOTE: As mentioned in the beginning, there are two more adjacent properties, and another across the street, also for sale. In all there are 70 acres +-/ already separated into 4 parcels that are NOT in a subdivision. Ask about these if you hope for additional property for yourself or family members. These properties provide the perfect set up for several families to each have their own land, all nearby, without the need to create divisions.

Premier Listing
small town life, Eidson TN
$297,900
53 Acres
Eidson, Tennessee, 37731
This is one exceptionally beautiful property that offers gorgeous home sites in several optional locations. A private driveway leads gradually uphill close to the sideline on the west side to the top of the mountain. Multiple mountains both north and south come into view from the fields on the way up and at the top. It is rare to find views more beautiful than these. The countryside all around is a never-ending patchwork of land, forests, farms and distant neighbors. To the north you might see all the way into Virginia's mountains, and everything that rises high in between. This cannot be captured in the pictures. The Clinch Mountain lays to the south. Beautiful grassy fields lay along the next levels downhill from the top which are natural to become part of one's own gorgeous lawn someday. This is also where much of the usable land lays for animals, gardens, and crops. A generous portion of woods lay below the fields on the north side. From the road you cannot see what I am describing. But once inside the property, as you rise up to the top, you cannot miss the beauty of this land. The property drops off significantly on the west side line, and slopes gently down to the north and along the east side a little more steeply. Because of this all of the top and all the grassy fields are very private. This is despite the fact that the property fronts on two roads. Stringtown Rd runs along the east side where the property comes down to form a nice valley between the road and the ridge top. This is also a good section for a food plot and for animals to graze. As well, there is a lovely homesite that looks up the valley there and beyond. In the hill that rises up along Stringtown Rd, you can see from the road where some trails used to make their way from bottom to top and vice versa. Although this side of the hill rises sharply, these trails might be fun to ride, on horseback or on ATV once they are re-established. An old graveled road still exists that runs down the north side along the ridge line. It crosses the fields, and winds down through the woods. Bringing these various trails back to fruition would add to the recreational advantages of the property. The property was at one time under an agricultural greenbelt that provided cross-fencing for moving the cattle around, and also aided crop rotation. Most of this fencing and the wood posts remain. Wood posts appear to mark the through-ways. The greenbelt designation is still in place and should be assumed upon purchase. This is a tax saving designation for land that includes a use in agricultural purposes. The well is no longer connected but the watering station is still there. Adding a well would enable watering for animals and would support housing as well. There is, however, also a spring and a bit of a stream in the valley, which might need some clearing out of the brush once the fall is fully in.

Farm Land with Home Sites
$205,000
28.25 Acres
Tennessee, 37869
This property contains 28.25 acres +/-. A spring fed creek meanders through a lush area of grassy land that is downhill from the road. Two entrances provide easy access in and out to the old homestead, barns, and outbuildings that served the family farm in the days gone by. This area is perimeter fenced and the barn sections are separated by cross fencing. This fenced area runs along the whole width of the property at the bottom. Cattle graze the slopes up the hill where there are a couple of areas below the top of the ridge that are somewhat level. The slope is a bit step, but easy to walk. A driveway was cut in long ago. It is still usable and runs diagonally across the hill from one side to the other as it wedges its way up into the woods. The woods are beautiful. The trees are mature and tall giving the woods a full canopy. The road is really very good and it is pleasurable to walk along it through the woods. The road stretches across the property, close to the far edge and then turns up and back, and out towards the clearing at a higher level. The part of the road that runs through the field will need a little smoothing out, but this road is otherwise, already a great driveway to the likely home sites. The first site is roughly half way up on a kind of bench behind a line of trees. The higher site is at the top just below the ridgeline. It is in a large grassy area that is tucked into an alcove created by the woods that wrap around it on all but one side. You could be fully private in a home up there with an incredible view from one of the highest hills in the area. A few of the out-buildings or barns might still have potential for continued use. The farmhouse, built in 1959, is too broken down and not livable. But, the old septic system, yet to be located, might still be viable. The farm house was served with spring water from the red brick Sneedville Utility building (just beyond the far end of the property). The city is no longer providing water from that source, so a well is needed. The creek is lovely and constantly running with the same spring water that used to be piped into the house from the city building. The property supports cattle and has a large area of lush land at the bottom for other animals and gardens. Its views are exceptional, the woods are gorgeous, and the creek is vibrant. The whole surrounding area is a very beautiful patchwork of large rolling farms with lovely homes and manicured land. Electricity is there, and possibly fiber internet. The town of Sneedville, within a 10-minute scenic drive, has facilities to meet most every need. Morristown & Rogersville, larger cities, are within 40 minutes. The size of the land was estimated by using the measuring tool in the CRS system. There will be cleaning up to do at the bottom. Yet, it is a lovely property worth the trouble. Estimates can be obtained for this. AN IMPORTANT NOTE: This property is part of an estate. Three additional, individual properties across the street are also available. None of these properties are in a subdivision and there are no restrictions. Here you have the perfect opportunity to have your families together, already establishing to each their own homestead without having to create any separations. Each property has its own road frontage, its own beautiful woods, fields and views. They are variable in size. The land on all of them has been maintained and except for removal work and infrastructure, they are ready for building without having to develop the land. The land itself is in really good shape for living. The homes are not livable and have no value. The barns and out buildings are old. Each property is in MLS with its own description & pricing. The estate is being sold As-Is. The buildings and various supplies and equipment will remain as is. Buyers & brokers should verify all information for facts and accuracy.

87.5 ACRES is located is in the serene community of Eidson, TN
$568,700
87.5 Acres
Tennessee, 37731
This 87.5 ACRES is located is in the serene community of Eidson, which is near Kyles Ford in a very convenient location that feels like the country it is. The property features maintained fields, several wooded mountains separated by valleys, 2 springs (a large spring-fed pond, creek, & stream), and home site options. This is multipurpose farmland that supports cattle, horses, goats, and other livestock & crops. There are many good options for housing with beautiful mountain views. Part of the beauty, besides its views, is that it has been well maintained. And, except for housing, it is ready to receive your goods and animals without too much to do. The property is almost completely perimeter fenced. Some small sections, especially along the very top of the mountain, will need some mending. Besides this, the land is natural and part of an extensive chain of mountains that are nearly untouched. The property is connected to a remaining natural wilderness of privately owned land that lays up to and across the ridge line of the mountain on both sides. It runs over a great distance from NW to NE. This means there is likely abundant wildlife and plenty of potential for hunting in the very real sense of it. There are distinct hills, separated by distinct valleys. If you like to live in the woods, you are likely to find a build site in the wooded sections of the hills. Or, if you prefer a more open, sunny area you might find the perfect place about 1/3 the way up the rise in the valleys. These are joined by the tree lines on 3 sides creating a sort of private alcove in each one. The 1st gate opens at the west sideline of the property. A driveway there takes you up to an old, lower-level ridge line that runs across at least 1/3 of the width of the property. This driveway is solid and gives access to all the property that lays above and below it. Part of the bottom section near the road and down from the driveway has some outcropping rock. The cattle like to roam around much of this area. They also traverse further back beyond the driveway in the grassier areas. There, they find places for shade and a big, beautiful spring-fed pond. Even from the road you will immediately see a really good, square, and solid old barn set upon the ridge line where the driveway crosses west to east. Electricity comes onto the property near the barn. An extra treat is that the ancestors built a quaint, little single room cabin with a nice front porch. It is hidden up in the woods up the hill above the pond. It has a nice little yard which they fenced and a magnificent old tree. The trail leading to it will need a little attention before you can just drive right up. It was heated by a wood stove, which will not remain, but a small enclosed oil radiator or other method would warm it nicely. It is roomy enough for cooking, eating, sleeping and hanging out. The 2nd gate into to the property from the road is on the east end. The fields are very green and almost level through most of the lower part of the property. They are really lush, open and sunny with a stream that runs along the side of the bottom of the holler on the east end. Go see, and enjoy the adventure of getting to know this property. You won't want to leave! Your agent needs to make the appointment and accompany you. If you don't have your own agent we will be happy to assist you. This property is convenient to all of the resources of Sneedville and Rogersville. Morristown is just a little further.
