Las Brisas

Las Brisas has been managed intelligently for cattle, white-tail, and quail continuously since the 70’s. The front gate on FM 490 is 18 minutes to the new Starbucks and Chick-fil-A in Rio Grande City. 60 miles of boundary high fence and internal low fence break the ranch into several pastures to manage for wildlife and move and work cattle. Water is there. Multiple water wells and over 3 dozen drought proof troughs and ponds are supplied year round. The ranch has graded caliche main roads as well as miles and miles of ranch roads and quail lanes totaling well north of 100 miles in total. Headquarters sits 3 and a half miles in the middle of the ranch and has everything you need with 3 houses and 30,000 SF of barns and quality pipe working pens.

This ranch isn’t flat, 170 feet of change from the brush country tops to the sandy bottoms and ag fields. Buffelgrass across the ranch holds quail well and keeps the cattle busy. The ag fields produce corn, milo, sunflowers, and sesame seeds. With the amount of tonnage of production of grain from 900 acres of ag fields, there is no reason to travel for wing shooting. One of the biggest opportunities with the ag fields is to potentially use this grain inside the ranch for further wildlife or cattle production if desired. Cattle and the ag fields keep Las Brisas profitable from operations. White-tails, quail, turkey, and doves are at trophy levels. The ranch works today and is a good one. Come take a look.

LOCATION

Las Brisas is located in Southeastern Starr county, only 16 minutes Northeast from the rapidly developing Rio Grande City, and 1 hour from McAllen. The location of this ranch will allow new owners the luxury of flying private into Rio Grande City Municipal (25 minutes away), or commercial from McAllen International (1 hour away).

The property’s proximity to Rio Grande City is of huge value and is very rare for a ranch this size. The ability to go from losing track of time on a 7,000+ acre ranch chasing quail, whitetails, or cattle, and still being able to hop into town for an easy lunch is a nice perk. Rio Grande City provides access to other luxuries like the Texas favorite HEB PLUS!, a variety of restaurants, and several Farm and Ranch stores.

TOPOGRAPHY, RANGELAND & HABITAT

Positioned at the division between the highly productive pastures and crop ground of Eastern Starr County and the rolling brush covered hills of the western bounds of the county. The Las Brisas is a rare property that boasts an ideally balanced split of both ecotypes thanks to the variety of soils and geology on the property. This diversity allows this ranch to be utilized as a true cattle, AG, and wildlife property all in one.

The highly productive pastures, and nearly 900 acres of row crop acreage on the ranch benefit from well drained sandy loams including Romadero and McAllen soil complexes. The 3000+ acres of improved grass on the property consist primarily of buffelgrass allowing a rancher to run 220+ head comfortably without risk of overgrazing. Buffelgrass being managed and grazed appropriately provides great habitat for Bobwhite quail.

In contrast the beautifully rolling uplands of the property are dominated by the more shallow Zapata soils which produce a variety of native brush species, key to the nutritional requirements of browsing species like whitetail, and other exotic species an owner may want to introduce to the ranch. These sections of the ranch offer beautiful high points to look over the land as well as dense concentrations of wildlife thanks to the ample amount of cover provided by the mixed brush. The entire ranch is grazed by cattle and rotated for management.

WILDLIFE

Las Brisas Ranch has been managed intensely for wildlife interests for nearly 50 years. From strategized brush management to the implementation of 30+ watering stations on the property, grand ideas have not only been dreamed up, they have been acted upon.

High fenced management of the Whitetail herd through the Texas MLDP program has been a constant at Las Brisas, promoting opportunities at Trophy class deer annually. Herd data from annual helicopter surveys have also been kept for tracking data and recording purposes.

In addition to the premier whitetail opportunities, the ranch also boasts healthy populations of quail and turkeys. Ample water resources and management of early successional habitat continues to foster a ranch where these highly coveted game birds can thrive and offer memory filled opportunities for a future owner and their friends and family. Bobwhite quail is the predominant species with coveys of Blue quails in the ranch’s high grounds.

In addition to the high fenced opportunities on Las Brisas, there are ~780 acres of low fence pasture on the property’s eastern boundary that has a great healthy and managed low fence population of white-tails.

AGRICULTURE

900 acres of managed ag fields produce grain and cash income to the owner. The ranch comfortably supports 220 pairs of cattle year round.
