The terrain varies from nearly level to very gently sloping. The majority of the property has a mostly level terrain. Slopes range from 0-3%.

The soil quality found on this tract is good, with the only soil type found being Amarillo fine sandy loam. Amarillo fine sandy loam is one of the more productive soil types found in Hockley County.

No operable irrigation wells are located on this tract; however, there are at least two old irrigation wells located on the property that are not being utilized.
