Muskellunge Bay

price

$350,000

acres

133.7 Acres

location

Sackets Harbor, New York, 13685

NYS Forested Land for Sale bordering Lake Ontario & Muskellunge Creek:  The main attraction of this property is the approximate 3,000' of frontage on Lake Ontario, more specifically Muskellunge and Black River Bays.  Muskellunge Creek, which borders the property to the south, drains the mostly agricultural land west of Watertown, and culminates at the head of the Black River Bay to form the Dexter Marsh Wildlife Management Area.  This 1,350 acre marsh is a popular fish and waterfowl area.  Northern pike, bass and pan fish are found in the shallow to deep water, and a variety of ducks, black terns, shore birds and marsh waders utilize the sparse cattail marsh of this bay.  Canada and Snow geese feed and rest in the bay during their seasonal migrations and at least one bald eagle nest exists along the shore. This mostly forested tract is dominated by grand old oaks, majestic white pines and numerous other nut, seed and berry yielding tree species including: cherry, birch, beech, hickory, maple, cedar, elm and ash.  The variety of food bearing trees and shrubs invites great diversity in the wildlife that visit the site.  Deer, turkey and grouse will be the most popular game animals seen here.  Relatively flat terrain and well established trails throughout the property allow for easy access for hiking, mt. biking, 4-wheeling, skiing, timber harvesting and numerous other activities.  The 24' x 36' steel storage building is close to the main road and would be a great place to store recreational provisions, sporting gear and maintenance equipment.  Utilities and public water are available roadside.   Two dug and one drilled well exist along the southern border of the property.  A small camp on Muskellunge Creek was abandoned several years ago and is in disrepair.Due to the property's proximity to the Dexter Marsh, wildlife conservation regulations limit development and dock construction along the shoreline.  Canoes and kayaks are the 'low impact' boats recommended for use here.Just minutes away from the Watertown International Airport with 2 daily flights to Philadelphia, PA make this site easily accessible to absentee owners no matter where they might live.  From this location you are within a short drive north to the St. Lawrence River and the 1000 Island region, east to the infamous snow fall 'Mecca' of the Tug Hill Plateau and Adirondack State Park, and 1 hour south to Syracuse and the central NY region. This would be an ideal location for several secluded, private homes or camps, or possibly a recreational/camping park open to the public.  What a great retreat it would make for a family that loves the Lake Ontario region and everything outdoors!

Wolf Lake Wilderness

price

$199,000

acres

169.8 Acres

location

Edwards, New York, 13635

NYS Hunting Property with camp adjacent to Wolf Lake State Forest for Sale:  The wood framed, seasonal hunting camp on this property was built in 1999 atop of treated power pole piers using full dimension, rough cut lumber. It is a sturdy, two story structure with ~1,426 sf of living space. Both levels have open floor plans. The exterior is sided with pine board and batten and the roofing is painted steel. The walls and roof are well insulated but the floor is not. A large porch allows family and friends to gather outdoors when the weather is fair to enjoy the sounds and sites of the hardwood forest that surrounds them. It is off the grid and in the woods. Propane gas lanterns provide light at night, however modern conveniences can be 'plugged in' as it is wired for a 120 volt generator. There is no water or septic and there is an outhouse. A roof rain water collection and storage system provides an ample amount of water for dishes, cleaning and showers during the camping or hunting season. Heat is provided by a local, Amish made wood stove. Vehicular access is from the seasonally maintained portion of the Ames Road, ~150 yards past the plow turn around location, through a gate and across a 1 acre field and food plot, where deer are commonly sighted. The property is mostly covered with hardwood forest. It was last harvested about 25 years ago. It is predominately in a pole stage of development, but hundreds of small and medium size sawtimber trees are scattered throughout the property. Major tree species include sugar and red maple, basswood, black cherry, red and white oak, elm, beech, ash, yellow and gray birch and hickory. A small, year ‘round stream flows diagonally across the property from northeast to southwest, through beaver ponds and meadows, on its journey to the Oswegatchie River. Granite ridges define the terrain and seem to present the biggest challenge to traversing the property by atv. I grew up hunting mostly deer, grouse and waterfowl in this region and have always been fascinated by the 'untamed' character of this area. Deer, bear, coyote, bobcat, turkey, grouse and snowshoe hare are all native to these woods and the annual deer hunt is usually successful. The bonus of owning this property is its proximity to the 4,316 acre Wolf Lake State Forest which virtually expands your recreational acreage by this amount. The State borders the parcel on the northern and western boundaries. Not only does it expand the owners hunting range, with 3 good size lakes (Huckleberry, Wolf and Moon) it offers some great hiking, snowshoeing, trapping, primitive camping and bass fishing opportunities. Another option for fishing and boating would be the Oswegatchie River which is visible south of the Ames Road near the property’s entrance. The mineral talc was first discovered in this area in the 1870's and two or three exploratory pits, a mine shaft and portion of a quarry can be found on the property just west of the driveway to the camp. As a precaution to unknowing parties that may be inspecting the property, the mine shaft has been identified with orange flagging. The owner currently owns and pays property taxes on the mineral rights for the larger parcel (148.4 acres) and the current holder of those rights on the smaller parcel (21.4 acres) is unknown. It may take the average hunter or outdoor enthusiast a lifetime to explore all the back country available to them from this location…but can you imagine the stories they would tell and how much fun it would be?

location

Croghan, New York, 13327

New York Land with woods, open, trails, cabin and West Branch of Oswegatchie River for Sale:  The current owner purchased this parcel ~13 years ago for both recreational and timber investment.  Enrollment in the NYS Section 480-a of the Forest Tax Law provided the owner with a forest management plan to help achieve investment goals, as well as a generous reduction in assessment, resulting in lower taxes.  Access to the property is from State Route 812 with ~500 feet of road frontage.  Electric utilities and cable services are available roadside.A cabin was built in 2010 by the hunting group currently leasing the property, roughly 700’ from Route 812.  The cabin is ~768 square feet in size, 1.5 story, with painted steel covered roof and siding.  It is partially insulated.  Full dimension, rough lumber was used in its construction.  Interior walls and first floor ceiling are unfinished.  It does not have water or septic, however there is a privy out back and a gravity fed shower stall upstairs.  Heat is supplied by a wood stove.  Liquid propane gas is the fuel used for both lighting and cooking.  There is an open porch with roof on the back side and adjacent storage shed for equipment and recreational vehicles.  The cooktop/oven and woodstove are not included in the sale. Most of the mature and low-quality timber on the property was harvested during the winter of 2013-14.  Skidways and a truck road created during the harvest make excellent x-country skiing, snow-shoeing, snowmobiling, hunting, hiking and ATV trails.  The log landing at the end of the truck road has become a great natural food plot.  Most of the residual trees present are in the seedling, sapling and pole size classes.  The predominant species found on the property include: sugar and red maple, black, pin and fire cherry, yellow, paper and grey birch, white and black ash, beech, aspen, red spruce, balsam fir, white pine and hemlock.  The management plan does not call for any forestry work to be completed during the next 15 years.  A copy of the 480-a Forest Management Plan and Treatment Schedule is available upon request.Based on the abundance of food resources, water, cover, and physical evidence, whitetail deer, black bear, snowshoe rabbit, ruffed grouse, turkey, fisher, bobcats, coyotes and a mixed bag of waterfowl either live on or frequent the property.  The West branch of the Oswegatchie River, a protected trout stream, abuts the property in the northeast corner on its journey north, where it eventually empties into the St. Lawrence River.  Brook trout are the sport-fish of choice in the river.  Shiners, sunfish, suckers, chubs, minnows, and bullheads are other common fish found in its waters. The 20,412-acre Jadwin Memorial State Forest borders the property on both the eastern and southern boundaries, greatly expanding the recreational area available to the property owner.  Access to both snowmobile and ATV are just minutes away.Along with numerous other properties in this area, mineral rights were reserved on this property in the late 1800’s.  A fishing easement along the River was established in the 1930’s and The Iroquois Gas Transmission Line easement in the late 1980’s.There is currently a lease agreement between the owner and the hunting group that covers most of the taxes.  The owner reserved the option to terminate the lease agreement with a 30-day notice. This would be a great property for a family or group that hope to enjoy a variety of Northern New York outdoor activities.  This property is very productive for deer hunting.  It is central to numerous great destinations including; Canada, The St. Lawrence River/Thousand Islands and the Adirondacks.  Watertown is roughly 35 minutes west.  This is a great opportunity to own an exceptional piece of Northern NY recreational land at a reasonable price!

Woodlot on the "Hill"

acres

268.44 Acres

location

Redfield, New York, 13083

New York Recreational Forest Land with seasonal cabin, beaver pond and trout stream under Forest Management Plan 480-a For Sale:  The current owner purchased this parcel ~3 years ago for both hunting and timber investment.  Enrollment in the NYS Section 480-a of the Forest Tax Law seemed to be a good idea, providing the owners with a management plan to help achieve their investment goals, as well as provide a generous reduction in their assessment, resulting in lower taxes.  Their distance from the property however, made it difficult for them to utilize the property as intended, so they decided to put it back on the market. Seasonal access to the property from the east is via Castor Drive from CR 17 or from the west via New Scriba Drive from the Vorea Road.  Castor Drive is paved halfway to the property and the graveled portion is in much better condition than that of New Scriba Drive.  Public electric utilities and cable phone services are not available roadside, however there is intermittent cellular reception.  The nearest utility pole is ~1.4 miles east of the property on Castor Drive.A cabin was built on the property by the previous owner, mainly for hunting purposes, which is now over 20 years old and in poor condition.  It does not have a water source or septic system; however, it does have a ‘Sun-Mar Excel’ Non-Electric composting toilet and shower stall in need of some creative plumbing before becoming fully functional.  The cabin is ~300 square feet, has a screened in porch and storage shed, a gambrel, asphalt shingle covered roof, painted T-111 siding and is insulated.  It does not have a source of heat or hot water.  Most of the mature timber was harvested approximately 22 years ago and the majority of the remaining trees are in the small pole to small sawtimber size class.  The predominant sawtimber species found on the property include: sugar and red maple, black cherry, yellow birch, white ash, beech, basswood, red spruce and hemlock. The management plan does not call for any forestry work to be completed during the next 15 years.  A copy of the 480-a Forest Management Plan and Treatment Schedule is available upon request. Based on the abundance of food resources, water, cover, and physical evidence, whitetail deer, black bear, snowshoe rabbit, ruffed grouse, turkey, fisher, bobcats, coyotes and a mixed bag of waterfowl either live on or frequent the property.  Pine Creek, a protected trout stream, flows southeast through a beaver pond near the road, then heads northeast behind the cabin to eventually join the North Branch of the Salmon River, which empties into the Salmon River Reservoir near Redfield (just minutes away).  The Salmon River, famous for its spawning Salmon runs, eventually empties into Lake Ontario.  Additional recreational opportunities exist on the ~2,500-acre Stave Mill State Forest which is adjacent to the property and just south of New Scriba Drive. The Tug Hill region is renowned for its bountiful snowfall.  Skidways created during the last timber harvest make excellent x-country skiing, snow-shoeing, hunting, hiking and ATV trails.  Both Castor and New Scriba Drives become public snowmobile S51 during the winter and ATV trails are nearby. With strategic placement of a few ground blinds and tree stands this property would be very productive for big game hunting. Grouse and turkey enthusiasts would be pleased as well!  This site is central to numerous great destinations including; The Salmon River Reservoir, Lake Ontario, Oneida Lake, The St. Lawrence River/Thousand Islands and the Adirondacks.  Syracuse is about 1 hour south and Watertown roughly 35 minutes north.  Don’t miss this great opportunity to own an exceptional piece of Tug Hill wilderness at a reasonable price.

Gallo Family Retreat

price

$1,599,000

acres

2,018 Acres

location

West Leyden, New York, 13489

New York land with forest land, camp, pond, interior roads, streams and food plots for sale:  This large, versatile recreational property located on the Tug Hill Plateau has been the Gallo Family Retreat for over half a century. Most of the acreage was purchased in 1955 (65 years ago) as a timber investment. Hunting soon became a priority and a small hunting shack was built with very few amenities. Eleven years later a new shelter for the ‘Two Mile Buck Club’ was erected with additional comforts. The camp, built on piers, is ~1,000 square feet in size, has a gable, steel covered roof, stained clapboard wood siding, is insulated and wired for a generator (one comes with purchase). The showpiece of the camp is the field-stone fireplace (its chimney was refurbished just last year). It is the camps main source of heat. While the fire place is warming up, a single, wall mounted propane heater in the bunk room helps take the chill off. A 13-foot deep, dug well adjacent to the camp holds the “Best Tasting Water in NYS” (according to Art Gallo). An old fashioned, but reliable, pitcher pump near the kitchen sink draws water from the well for domestic use. There is a shower stall and indoor toilet both modified for use with water in buckets. A 1,000-gallon, plastic septic tank, with leach field was installed in 2008. When hot water is needed, the propane gas stove is the means by which water is heated. Adjacent to the camp a 20’ by 20’ pole barn, with shed roof addition, was erected for storage and maintenance of equipment, recreational vehicles and accessories. Cable phone services are not available, however cellular reception is found at various locations on the property. In the 50’s Tug Hill land was relatively cheap. Most of the northern hardwood forest found here was logged, but not cutover hard. A good portion of this property was last harvested approximately 25 years ago, in the 90’s. Shortly thereafter the Gallos enrolled in the NYS Section 480-a of the Forest Tax Law Program which would provide them with a Management Plan to help achieve investment goals, as well as reduce their assessment, resulting in lower taxes. Some ‘stands’ under the Plan’s work schedule have been harvested in the last 7 years. The majority of the remaining trees in those stands falls within the small pole to medium sawtimber size classes. The Management Plan Work Schedule calls for a series of commercial harvests over the next few years, providing the new owner with immediate cash flow from the timber resource. There is a significant timber value associated with this property that is directly related to the current asking price.  A copy of the 480-a Forest Management Plan and Treatment Schedule is available upon request. The Gallo family business was excavating and road, bridge and dam construction. Without a doubt, the property was destined to see the development of roughly 4.5 miles of professionally built roads and stream crossings. Tug Hill’s short-lived Glenfield and Western Railroad ran across the northern portion of the property creating the foundation for roads in that area. Other recreational improvements included the development of 15 food plots, building of 11 permanent hunting blinds, installation of over 50 tree stands and construction of one well stocked bass pond, ~1.4 acres in size. Most of the property was surveyed in the 60’s and boundary lines have all been re-flagged in the last two years. There are two major trout streams that traverse the property. Two Mile and Three Mile Creeks zig-zag their way across the terrain, and a third, Prince Brook, crosses the line briefly on the western boundary. The headwaters of One Mile Creek also originate on their ownership. One, Two, and Three Mile Creeks are all tributaries to Fall Brook. Both Fall and Prince Brooks eventually empty into the Salmon River, east of the Salmon River Reservoir in Redfield, just minutes from camp. The Salmon River, famous for its spawning Salmon runs, eventually empties into Lake Ontario. The predominant tree species found on the property include: sugar and red maple, black cherry, yellow birch, white ash, beech, basswood, aspen, red spruce, balsam fir and hemlock. Based on the abundance of food resources, (including Uncle Charlie’s apple orchard), water, cover, and physical evidence, whitetail deer, black bear, snowshoe rabbit, ruffed grouse, turkey and a mixed bag of waterfowl either live on, or frequent the property. Camp trophies are testimony to the many successful hunts of past seasons. In addition, trappers will find a variety of other fur bearers including; coyotes, fisher, bobcat, otter, mink, beaver, raccoon, muskrat and weasel to challenge their skill.Seasonal access to the property from the North Osceola Road requires the owner to pass through 3 gates and private lands with varying degrees of public access known as the ‘East Branch of Fish Creek Conservation Easement.’ As you leave the North Osceola Road you enter onto a 50-acre parcel also owned by the Gallo Family that is not for sale. For the most part, the main road from the first gate all the way to the property is maintained by the Gallo family. The general public is not allowed to use any portion of this road. The Tug Hill region is renowned for its bountiful snowfall which is the only major limiting factor to accessing the property during the winter months. In addition to the maintained gravel roads, skidding trails, created for timber harvesting, make excellent x-country skiing, snow-shoeing, hunting, hiking and ATV trails. Neither public snowmobile, or ATV trails cross the property. The ultimate scenario for privacy and seclusion. This well-developed recreational property is ~30 miles from Boonville, Rome and Lake Ontario, ~50 miles from the Syracuse Airport and ~80 miles from Canada. If you and your family long for a private camp and wild, remote lands you can call your own, you may have found one of the few properties left in the State that meet these criteria!
