Ritter's Hidden Valley is not a formal HOA, but there are restrictions and covenants. The Covenants cover road maintenance. The community also offers swimming and fishing lakes, a tennis court, beach, playground/picnic pavilion area. Hunting, shooting is allowed (state regs come into play). ATV's can be ridden on the community roads (respectfully), all gravel, about 17 miles of roads throughout. The Buyer is responsible to pay a $250 fee for the transfer package.
