The property features an older Zimmatic sprinkler that covers approximately 124 acres. There are two irrigation wells on the farm—one currently in service and the north well without a pump. The north well is considered weak and may be suitable for livestock water but not irrigation.

The pivot is supplied by the south well and the tenant reports that the one well is producing 30-50 gpm. The farm has been well managed and typically operated in thirds of cotton, wheat, and sorghum silage. Possession is available upon closing. There are no reservations, and a previous survey is available.
