Terrain & Vegetation: The ranch is very typical of the transitional zone northwest of Uvalde. Much of the ranch consists of fertile flat land with clusters of large oaks and other trees. The hills are covered with native browse including guajillo, blackbrush, cedar, and persimmon trees. There is dense brush lining the draws and dry creek beds.

 Improvements: The (3 bed/2 bath) brick home is located in the southwestern corner of the ranch, only a few hundred yards off the paved road. There is also a large barn and cattle pens located near the center of the ranch. There is electricity located at multiple points across the ranch for any future improvements.
