Ranch elevations start around 6,600± feet on the lower portion of the ranch to 8,600± feet as you work south towards the Wasatch National Forest boundary. The mountainous watershed of Sage Creek is a robust, year-round flowing stream that runs through the heart of the ranch's upper section for about 8+ miles. It eventually connects with Cottonwood Creek, which flows through the lower portion of the ranch for approximately 3± miles. The upper portions of the Sage Creek basin offer high aesthetic appeal, featuring aspen and pine-covered mountain land.

Fed by runoff from Sage Creek and Cottonwood Creek, the approximately 100-acre private Reed Reservoir offers significant water resources for the ranch.
